Award-winning realtor to head up BullStreet real estate operations

Beronica Whisnant Beronica Whisnant Award-winning Columbia realtor Beronica Whisnant will head up real estate sales and marketing for the BullStreet Neighborhood, as well as serve on project-specific boards such as the BullStreet Master Owner’s Association and the planned BullStreet Merchants’ Association.

As director of real estate at BullStreet, Whisnant will be responsible for recruiting and growing the number of commercial users in the 181-acre Bull- Street Neighborhood and will open an anticipated onsite office later this year.

A member of the Greater Columbia Association of Realtors’ Million Dollar Club and a Circle of Excellence life member, Whisnant is a five-time winner of the association’s “Top Leasing Agent” award. Whisnant began her career at Edens & Avant, where she worked for 10 years before joining Colliers International and subsequently NAI Avant.

During her brokerage career, she served for six years on the City of Columbia’s Design/Development Review Commission (DDRC) and chaired the Greater Columbia Association of Realtors Commercial Division Board.

Whisnant has served as a Certified Commercial Investment Member (CCIM) and Society of Industrial and Office Realtors (SIOR) member. She is an alumna of Winthrop College and earned a master of education degree from the University of South Carolina.

“Our strategic plan anticipated a local office and manager further down the road, but given the amount of work taking place at BullStreet, we felt we should go ahead and establish these things now,” said Robert Hughes, president of Hughes Development Corporation and lead project manager of Bull- Street.

BullStreet is a 20-year, 181-acre project to transform the historic S.C. State Hospital site into a vibrant, mixed-use neighborhood district in downtown Columbia. Hughes Development Corporation is serv- ing as the project’s master developer, working with the Midlands community to build a one-of-a-kind new neighborhood—a city within a city.

As the key, on-site representative of the master developer, Whisnant will serve as a resource for the other brokerage partners active on the site (as opposed to serving as a broker), ensuring everyone in the Columbia market is informed and up-to-date on happenings around the site.

Retail brokerage for the First Base Building at BullStreet—the largest private office building constructed in Columbia since 2009—will remain under the purview of Scottie Smith and JP Scurry of Colliers International, and development partners will continue to manage their own brokerage for projects within the overall BullStreet Neighborhood, such as the 31- acre Commons at BullStreet retail development (HCP and Branch Development), the TownPark at BullStreet townhomes ( The Moore Company and TerraNova Group), the Parker Annex office building (Diversified Development), and more.

Just over three years into a 20-year development timeline, more than 100 acres are under contract or under development at Bull- Street, putting the project well ahead of schedule.

At completion, the project expects to be full of an engaging mix of local and national shops and restaurants, high-quality entertainment like Fireflies baseball games and concerts, comfortable residences, public art, and more—a destination neighborhood that reflects the authenticity of the Midlands— and a place that builds municipal and county revenue and contributes significantly to livability in the region.

“BullStreet encompasses not only a unique history with modern sophistication, but it also is the ideal marketplace for Columbia’s exciting future,” said Whisnant.
