BY VIRTUE of a decree heretofore granted in the case of: Wells Fargo Bank, N.A. as successor in interest by merger with Wells Fargo Home Mortgage, Inc. against Tasha Godush Family Trust, M. Chad Jordan as Trustee; American General Financial Services, Inc.; Tasha Godush; I, the undersigned Master for Richland County, will sell on September 5, 2006 at 12:00 Noon, Master's Court Room 2-D, Richland County Judicial Center, 1701 Main Street, Columbia, SC, to the highest bidder:

All that certain piece, parcel or lot of land, with the improvements thereon, if any, situate, lying and being in the County of Richland, State of South Carolina, being shown and delineated as Lot 32, Block E on a plat of Winslow Subdivision, Phase III-B prepared by Belter and Associates, Inc., dated November 17, 1990 and recorded in the Office of the Register of Deeds for Richland County in Plat Book 53 at Page 4016, and being more particularly shown on a plat prepared for James Thompson, III and Michelle J. Thompson by C. Thomas Hixon, Jr., Registered Land Surveyor dated March 31, 1992; reference being made to the said plat which is incorporated herein by reference for a more complete and accurate description; all measurements being a little more or less. This being the identical property conveyed to Tasha Godush by deed of James Thompson, III and Michelle J. Thompson, dated September 13, 2002 and recorded October 1, 2002 in Deed Book 709 at Page 1478; subsequently, Tasha Godush conveyed her interest in the subject property to the Tasha Godush Family Trust, M. Chad Jordan as Trustee, by deed dated April 22, 2003 and recorded September 17, 2004 in Deed Book 978 at Page 2080.

TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master, at conclusion of the bidding, five per cent (5%) of his bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price if compliance is made, but in the event compliance is not made, the deposit shall be forfeited and applied first to costs of the action and then to plaintiff's debt. Should the successful bidder at the regularly conducted sale fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within twenty (20) days, then the Master may re-sell the property on the same terms and conditions on some subsequent Sales Day, but at the risk of the defaulting bidder(s)

Personal or deficiency judgment having been demanded or reserved, the sale will remain open for thirty (30) days pursuant to S.C. Code Ann. 15-39-720 (1976). Purchaser to pay for documentary stamps on Master's Deed.

The successful bidder will be required to pay interest on the balance of the bid from date of sale to date of compliance with the bid at the rate of 6.625% per annum.
