All that certain piece, parcel or lot of land, with the improvements thereon, situate, lying and being near the City of Columbia, in the County of Richland, State of South Carolina, being shown and designated as Lot 85 on a Plat of Carriage Oaks Subdivision, Phase III, by Power Engineering Company, Inc., dated September 13, 1995, recorded in the Office of the Register of Deeds for Richland County in Plat Book 55 at page 9692; said property is more particularly shown on a plat prepared for Marion Benton and Eliza Benton by Cox and Dinkins, Inc., dated February 15, 1996, recorded in said Register's Office in Plat Book 56 at page 2321, and according to said latter plat having the following boundaries and measurements, to-wit: on the West by Lot 86, whereon it measures a distance of 125.15 feet; on the North by property now or formerly Lorick Land Development Company, whereon it measures a total distance of 97.49 feet; on the East by Lot 84, whereon it measures a distance of 122.67 feet; and on the South by Coachmen Court, whereon it fronts and measures a chord distance of 52.65 feet; be all measurements a little more or less.

TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master, at conclusion of the bidding, five per cent (5%) of his bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price if compliance is made, but in the event compliance is not made, the deposit shall be forfeited and applied first to costs of the action and then to plaintiff's debt. Should the successful bidder at the regularly conducted sale fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within twenty (20) days, then the Master may re-sell the property on the same terms and conditions on some subsequent Sales Day, but at the risk of the defaulting bidder(s)

No personal or deficiency judgment being demanded, the bidding will not remain open after the date of sale, but compliance with the bid may be made immediately. Purchaser to pay for documentary stamps on Master's Deed.

The successful bidder will be required to pay interest on the balance of the bid from date of sale to date of compliance with the bid at the rate of 8.99% per annum.

SUBJECT TO ASSESSMENTS, RICHLAND COUNTY TAXES, EXISTING EASEMENTS, EASEMENTS AND RESTRICTIONS OF RECORD, AND OTHER SENIOR ENCUMBRANCES.
